High-LTV financing can reduce the initial deposit, but it does not remove completion costs, ongoing housing expenses or affordability checks.

Green Form eligibility can include public-rental-housing households, certain Housing Society tenants and holders of a valid Green Form Certificate. The exact rules depend on the scheme, household and property-ownership conditions. Use the Housing Authority's official eligibility checker; formal approval remains with the Authority.

Before flat selection, set a comfortable price, an acceptable price and a walk-away ceiling. Then use the Green Form Mortgage Calculator to test a higher interest rate and lower household income.

Keep three separate cash pots: deposit and completion costs; essential fitting-out and moving costs; and an emergency reserve. A longer mortgage term can lower monthly payments but increase total interest and may extend repayment further into retirement.
