Understanding Mortgage Affordability and HOS Home Loans
Buying property in Hong Kong usually involves a mortgage. When approving private residential mortgages, banks mainly calculate the debt servicing ratio (DSR), which the HKMA currently requires to be no more than 50%. On 28 February 2024 the HKMA announced that the +2 percentage point mortgage interest rate stress test was suspended; banks now mainly approve based on DSR not exceeding 50%. Borrowers should still assess their own ability to pay if interest rates rise.
HOS flats and Green Form Subsidised Home Ownership Scheme (GSH) flats enjoy government guarantee advantages. Green Form applicants can borrow up to 95% and White Form applicants up to 90%, with no mortgage insurance required. Banks only need to ensure the current DSR does not exceed 50%. From March 2024, the maximum repayment period for new HOS and GSH flats was extended to 30 years, further reducing monthly payment pressure.
HK FinBox's mortgage affordability calculator supports both private residential and HOS/GSH modes. When switched to HOS/GSH mode, mortgage insurance is automatically waived and the maximum loan-to-value ratio is unlocked to 95%.
